1. Booking Process & Rates

To request a reservation, please complete the form on our "Book Now" page with your first name, last name, requested dates, and the number of guests. We will send you a personalized quote via email as soon as possible. Upon confirmation of availability, detailed payment instructions will be provided.

  • Maximum Capacity: A maximum of 6 guests is permitted per villa.

  • Holiday Season Surcharge: A +15% surcharge applies to the weekly rate for all stays between December 20th and January 5th.

  • Direct Booking Benefit: Booking directly with the owner guarantees the best available rate. Rates on third-party platforms are higher due to external marketplace commissions.

  • Minimum Stay: The minimum booking period for any rental is one week (7 nights).

1 Bedroom for 1 – 2 Persons $5,300 USD

2 Bedrooms for 3 – 4 Persons $5,600 USD

3 Bedrooms for 5 – 6 Persons $5,900 USD

2. Inclusions & Exclusions

  • All-Inclusive Amenities: Rental rates are fully inclusive of the local service charge, use of bed and bath linen, swimming towels, professional housekeeping twice a week, and final end-of-stay cleaning.

  • Bonaire Visitor Entry Tax: Rates strictly exclude the mandatory Bonaire Visitor Entry Tax ($75 USD per person). This tax must be paid online prior to arrival or at the airport. We strongly advise arranging this online beforehand via the official portal.

3. Payment & Cancellation Policy

  • Deposit & Confirmation: A 25% down payment is required to secure a reservation. Once paid, the booking is final and non-refundable. The full names and ages of all staying guests must be provided at this time. Confirmation is formalized via email; our email exchange constitutes a legally binding contract.

  • Final Payment: The remaining balance is due exactly 90 days prior to your arrival date. For any last-minute reservations made within 90 days of arrival, immediate full payment is required.

  • Payment Method: Payments must be processed in USD via wire transfer. Any local or international bank transaction fees are the sole responsibility of the guest.

  • Cancellations Over 90 Days: For cancellations made more than 90 days before arrival, the cancellation fee is 25% (equal to the deposit). Alternatively, we offer a one-time penalty-free date change. You may apply your full deposit toward another stay within 2 years of the original reservation date.

  • Cancellations Within 90 Days: For cancellations made within 90 days of the arrival date, the cancellation fee is 100% (no cash refunds will be issued).

  • Travel Insurance: We highly recommend that guests purchase comprehensive travel and cancellation insurance to cover unforeseen circumstances.

  • Rate Adjustments: All listed rental prices are subject to change until a reservation is officially confirmed.

4. Villa Usage, Logistics & Occupancy

  • Check-In & Check-Out: For organizational and maintenance reasons, check-in is permitted from 3:00 PM on your arrival date, and check-out must be completed by 10:00 AM on your departure date. The full rental amount remains due even in the event of late check-ins or premature departures.

  • Authorized Guest Policy: The villa is reserved exclusively for the individuals officially registered during the email booking process. Unauthorized occupation or subletting to third parties will result in the immediate eviction of all parties without a refund. In such instances, the customer bears all additional charges for alternative accommodation.

  • Pet Policy: Pets are strictly prohibited. However, unique exceptions may occasionally be evaluated if a specific request is submitted via the booking form prior to confirmation.

5. Condition of the Property & Damages

The villa is handed over to the guest in a thoroughly cleaned, fully functional condition, free from defects. If any defects or missing fixtures are identified upon handover, the guest must notify the property lessor promptly within 24 hours. Otherwise, the property will legally be considered to have been delivered in spotless condition. Holiday rental guests shall bear the full financial cost for the rectification of any damage caused by them or by individuals under their supervision.

6. Eco-Luxury & Sustainable Energy Consumption

  • Solar Power Grid: The Reef Villas are fully independent, environmentally low-impact properties powered by their own self-sufficient solar panels and advanced battery energy storage. Guests are kindly required to remain mindful of their energy consumption. The property lessor cannot be held responsible for power shortages caused by excessive or negligent usage.

  • Public Grid Overuse Clause: In specific instances where a villa may utilize a public network connection, normal energy and water consumption remain included. However, an extra fee will be billed to the guest if exceptionally high utility usage is documented via invoices from the energy and water utility companies.

7. Liability, Disclaimers & Safety

  • Contractual Performance: The property lessor ensures an orderly reservation process and the efficient performance of the contract. For non-personal damages, financial liability is strictly capped at twice the total rental price, unless caused by gross negligence or intentional misconduct.

  • Pool & Safety Disclaimer: Please be aware that the infinity pool is deep and surfaces can become highly slippery when wet. The property lessor disclaims all liability for any personal injuries, accidents, or slips that may occur in or around the property.

  • General Liability Exclusions: Liability is entirely excluded for acts of negligence on the part of the guest or joint users, unforeseeable or unavoidable acts by third parties, force majeure, or events that the property lessor, key-holders, agents, or onsite staff could not have foreseen or prevented despite exercising due care.

8. Jurisdiction & Applicable Law

The place of jurisdiction for any legal disputes arising out of this agreement shall be the location of the property: Bonaire. This agreement is governed exclusively by the laws of the BES islands (Bonaire, Sint Eustatius, and Saba).

Privacy Policy

Personal data provided by the guest will strictly be processed only to the extent necessary to deliver our rental services, manage reservations, and maintain a functional, secure, and user-friendly website experience.
